Landlords or anyone acting on their behalf including managing agents have a responsibility under the Health and Safety at Work etc Act 1974 to check and ensure that electrical equipment supplied within rented properties is safe and in good working order. Those responsibilities extend to anyone living at, visiting or working at any property for which they have a controlling interest.

Carrying out Portable Appliance Testing (PAT) is the best way to ensure there is no risk to anyone for whom you could be deemed responsible for.

Keeping testing results and invoices for the work will act as a paper evidence trail of your commitment towards compliance should a problem ever arise.
